Boundary Wall and Compound Wall Repair in Dubai — Common Damage and How to Fix It

Boundary walls and compound walls around Dubai villas endure the harshest conditions of any masonry structure on the property. They are fully exposed to sun on both sides with no shade. They receive the full impact of rain with no overhang protection. They are subject to ground movement as the soil around them swells and shrinks with moisture changes. And they are often the first things built during construction and the last things maintained afterward.

Common boundary wall issues in Dubai include horizontal cracks along mortar joints from thermal expansion, vertical cracks from ground settlement, mortar deterioration from decades of sun and rain exposure, paint peeling and render crumbling from moisture cycling, leaning sections from foundation soil movement, and impact damage from vehicles parking too close.

Re-pointing is the most common boundary wall repair. The old mortar is raked out to a depth of 15 to 20mm using a brick bolster, the joint is cleaned with a brush, fresh mortar is pressed into the joint using a pointing trowel, and the surface is finished to match the original joint profile.

For leaning sections, the repair depends on severity. Minor leaning can sometimes be corrected by excavating behind the wall, straightening, and backfilling with compacted material. Significant leaning requires partial demolition and reconstruction of the affected section with proper foundation.

Rendering repairs involve removing loose or damaged render, applying a bonding agent to the exposed block work, and applying new render in two coats — a rough base coat and a smooth finishing coat. Waterproof additive mixed into the render improves moisture resistance.
